For a buyer, the best seller is one who is highly motivated. Ask you Buyer Agent to find out why the seller is moving. Learning the reason why can help you get the price you want and help the seller get what they want: a timely sale.

Try to avoid a sellers who are not as motivated as they appear to be. Some possible hints:

*stalling for time at any point in the transaction
*inability to clear up liens against the property
*does not have 100% ownership of their property
*attempting to push back the move-out date
*does not have a home to move into
